The widening and deepening impact of the global financial crisis on Beijing’s commercial property markets became more apparent in 4Q08. Julien Zhang, Managing Director and Head of Markets at Jones Lang LaSalle’s Beijing office, commented, “Corporate occupiers in the office sector, who had previously viewed the influx of new supply as an opportunity to expand and upgrade from older quality developments, have turned cautious since the plunge in global financial markets in September.
Uncertainties in the global and local economies have led to a growing number of corporate occupiers, especially multinational corporations (MNCs), scale back or defer expansion plans.” The softening in demand and rising vacancy rates, which is now up to 22.5%, saw average office rentals in the overall market retreat by 5.1% from their record highs and down 1% for the year as a whole. These same macroeconomic factors also transpired into a similar pattern of weakening demand in the retail sector.

Jones Lang LaSalle’s Olympic Games Research Highlights Impact on Real Estate
Beijing, 17 April 2008 - With only 113 days before the 2008 Beijing Olympic Games begin, Jones Lang LaSalle, the professional services firm with a specialization in real estate, is pleased to release its latest white paper, ‘Accelerating Towards a New Beijing’. Singapore, 10 April 2008 – After a record year in 2007 for direct real estate investment globally, with volumes up 8% year on year to US$759 billion, Jones Lang LaSalle has commented on the outlook for 2008 in its latest Global Real Estate Capital report. The firm expects global investment market volumes for 2008 to be down over 30% on 2007. The Americas and European investment markets will certainly see a material decline in full year volumes and, although Asia may be more resilient, volumes will not achieve the heights of 2007.
Tony Horrell, International Director and Head of European Capital Markets says, “Reduced debt availability and investor confidence are likely to be here to stay for much of the first half of 2008 as the impact of the debt squeeze continues to ripple through markets, and central bankers and financiers work to stabilize and stimulate the debt markets. The situation is being exacerbated by unease about the global economy, in particular about major economies such as the US, the UK and Japan.”

“Sejak tahun 2006 perusahaan kami telah melakukan 20 merger dan akuisisi penting di berbagai negara, M&A ini semakin mendukung strategi pertumbuhan dan objektif kami untuk menjadi pemimpin dalam market kami.” Di tahun 2007, Jones Lang LaSalle Asia Pacific berhasil meningkatkan pemasukan mereka sebanyak 79% hingga mencapai USD 602 juta. Region Asia Pacific kini menyumbang lebih kurang 22% dari pendapatan total Jones Lang LaSalle global.

Di balik bencana banjir di Jakarta 2007 yang telah menimbulkan kerugian fisik maupun nonfisik dalam skala yang luar biasa, ternyata ada berkah tersendiri bagi para konsumen maupun calon konsumen properti di Jabotabek. Banjir kali ini akan memunculkan peta terbaru dari kawasan perumahan di wilayah Jabodetabek. Dalam peta itu bakal terlihat jelas mana kawasan yang paling ideal untuk hunian, setidaknya dari sisi keterbebasannya dari banjir. Ideal bukan saja dalam arti kawasan perumahan itu bebas banjir, tapi juga akses transportasi menuju perumahan tersebut juga jauh dari banjir. Dengan begitu, aktivitas penghuni pun tidak terganggu.
Menarik diketahui di mana saja perumahan di kawasan Jabotabek yang pada bencana banjir awal Februari 2007 lalu tergolong aman. Menarik juga untuk disimak apa sebenarnya yang membuat mereka bebas dari banjir, apakah memang banjir tidak menjangkau lokasi perumahan itu? Atau apakah perumahan itu telah mempersiapkan metode (teknologi) antisipasi, sehingga banjir yang biasanya mampir kini tidak lagi datang.
